Winter roof leaks
A slow leak at flashing or a vent can stain attic sheathing for weeks before a ceiling shows it. Look in the attic after the first big storm of the season.
Escondido is an inland North County city of about 146,000 people (Census Bureau, July 1, 2025 estimate), northeast of San Diego, CA, with hotter summers and more rain than the coast. Escondido #2 is the wettest of the four NOAA stations in our research, and about 84% of its rain falls from November through March. That makes winter the season for roof leaks and wet attics. The roughly 54 days a year at 90°F or hotter make summer the season for air conditioning, and with it condensate lines that clog and drip.

Escondido incorporated in 1888 and is one of the oldest cities in San Diego County. Its Old Escondido neighborhood is mostly single-family homes built in the late 1800s and early 1900s in Victorian and Craftsman styles, according to public reference sources. In the 1960s, Escondido Creek was turned into a concrete flood control channel.

Older homes bring two extra questions. If the house sits on a raised floor, ask the company to check the area underneath (see crawl space mold). And before plaster, flooring or ceiling texture is torn out, ask whether asbestos or lead paint testing is needed first.

Long cooling seasons mean more condensate. Spotting around ceiling vents or a musty smell when the system starts are common signs.
Small, steady drips soak particleboard and subfloors, especially in mobile homes and older kitchens.
California rules box. California does not license mold inspection or remediation as its own trade, so checking credentials is up to you. What you can check: the CSLB license (required for repair work of $1,000 or more or any job needing a permit), IICRC or ACAC certification, an insurance certificate, a written scope, independent clearance testing, an asbestos check for older materials, and who fixes the moisture source. Jobs over $500 need a written contract under B&P §7159.
Insurance often turns on how the water got in. The California Department of Insurance guide (January 2026) says mold is usually excluded, sudden and accidental water damage is usually covered, and seepage and leaks are not. Check your declarations page. See does homeowners insurance cover mold and the cost guide.
No. Those exemptions come from the City of San Diego's Information Bulletin 203. Escondido has its own building department, so check with your city before drywall or framing is replaced. Remember that if the rebuild needs any permit, California requires a CSLB-licensed contractor for the work regardless of price.
Usually not. The CDC says it does not recommend routine mold testing, because visible mold should be removed whatever the type. Testing helps when you smell mold but cannot find it, or when you want independent clearance after the work. Ask who would do the testing and whether they are separate from the remediation company.
Yes. Describe the home type in the form. Mobile homes have their own trouble spots, such as leaks under sinks and around water heaters that soak the subfloor. Ask the company how it will reach and dry the area under the floor, and whether the park has rules about who can work on site.

Tell the form where the mold is, how large it looks, the rough age of the home, and whether it showed up after a storm, a plumbing leak or an AC problem. Independent companies that work in Escondido and inland North County can reply.
