Signs of mold in the attic
- Gray, black or white spotting on the underside of the roof sheathing
- Stains that spread out from a nail, a vent pipe or a roof valley
- Damp, matted or discolored insulation
- A musty smell when you open the attic hatch, or in upstairs closets
- Rusty nail tips or water drips on the ceiling below after rain
If you are not sure whether the stain is old or active, an independent mold inspection with moisture readings can answer that before anyone quotes removal.
Why attics in San Diego get mold
San Diego is dry by rainfall. Lindbergh Field averages 9.79 inches a year, and about 83% of it falls from November through March (NOAA 1991–2020 normals). That pattern shapes attic mold here. Roofs can go many months without a real test, then take most of the year's rain in a few storms.
Roof leaks in the few big storms
A cracked tile, a lifted flashing or a worn underlayment may not show up until the first heavy winter rain. On January 22, 2024, Lindbergh Field recorded 2.73 inches in one day, about a quarter of a normal year (NOAA). Leaks found after storms like that one are the most common starting point for attic mold questions.
Bath and kitchen fans that vent into the attic
An exhaust fan that ends in the attic instead of outside pushes warm, wet air straight onto cool roof wood. The growth is often heaviest right above the fan. The fix is a duct to the exterior, which is usually a small job but one the mold quote should mention.
Blocked vents and AC ducts
Insulation pushed into the eaves can block airflow. In many San Diego homes the AC ducts run through the attic, and a leaking connection or a sweating line can wet nearby insulation. If the ducts themselves are involved, see the HVAC and duct mold page.
What attic mold remediation typically involves
Fix the source
The roof leak, fan duct or vent problem gets repaired first, or at least scheduled, so the work does not have to be repeated.
Contain and protect
The hatch and any openings are sealed, and the living space below is protected from dust.
Remove wet insulation
Damp or moldy insulation usually comes out, since it cannot be cleaned.
Clean the wood
Sheathing and framing are cleaned by methods the company should name in writing, then HEPA vacuumed. Badly damaged sheathing may be replaced.
Check, then re-insulate
Clearance testing by an independent company confirms the attic is ready before new insulation goes in.
Roofing and insulation are often separate trades, so ask what each quote includes. The process page has more detail.
What attic mold removal costs
National sources publish attic ranges, though no San Diego index exists. For the full table and a calculator, see the mold remediation cost guide for San Diego.
| Item | Typical range | Source |
|---|---|---|
| Attic | $1,500–$9,000 · $1,000–$4,000 | Fixr · This Old House |
| Mold remediation, overall | $1,500–$9,000 (avg ≈ $3,500) · $1,200–$3,750 (avg ≈ $2,300) | Fixr, Aug 2025 · This Old House, Mar 2026 |
| Per square foot | $10–$30 · $10–$25 (avg ≈ $18) | Fixr · This Old House |
| Mold inspection / testing | $450–$800 (avg ≈ $500); inspection only $300–$600 | Fixr, Jan 2025 |
Insurance depends on the cause. The California Department of Insurance (Jan 2026) lists mold among perils that are usually excluded; sudden and accidental water damage is typically covered, while seepage and leaks are not. Check your declarations page, and do not assume coverage either way.
California rules box: attic jobs
California does not license mold inspection or remediation as its own trade, so checking credentials is up to you. The CSLB classifications show no mold category. You can check a CSLB license (required for repair work of $1,000 or more, any job needing a permit, or any job with a crew, since January 1, 2025), IICRC and ACAC certifications, and an insurance certificate.
Jobs over $500 need a written contract (B&P §7159). Signed at home, Civil Code §1689.6 allows 3 business days to cancel (5 for seniors), and 7 business days for repairs after a declared disaster.
Older homes may still contain asbestos, so testing before tear-out is best practice. County APCD Rule 1206 applies to buildings with 5 or more units (survey, then 10 working days' notice for 100+ sq ft disturbed), not to buildings with 4 or fewer.
City of San Diego permits (IB 203): like-for-like repairs of $1,000 or less with no electrical, plumbing or mechanical work need no permit, including up to 100 sq ft of drywall replaced as part of such a repair. Larger jobs need a No-Plan permit; historic homes are excluded. Re-roofs are not eligible for a No-Plan permit. Elsewhere, check with your city.
Questions to ask each company
- What is your CSLB license number for repair work?
- Which IICRC or ACAC certifications do you hold?
- Can I see a current certificate of insurance?
- Will I get a written protocol and scope?
- Is clearance testing done by an independent company?
- Does my home's age call for an asbestos check?
- What caused the moisture, and who fixes it?
- Will I get a written contract under §7159?
- Is the roof or vent repair in your quote, or a separate company's job?
Quotes are available across San Diego County, including Poway, Escondido, El Cajon and Chula Vista. See every town on the service areas page.
Attic mold questions
Is black staining on attic plywood always mold?
Not always. Old roof leaks leave water stains, and some sheathing darkens with age or from past smoke. Mold usually looks spotty or fuzzy and is heaviest near the leak, the bath fan outlet or the coolest part of the roof deck. A moisture reading tells you whether the wood is wet now, which matters more than the color.
Can I just spray attic mold and leave it?
CDC's guidance is that no matter what type of mold is present, you need to remove it, and the water has to be fixed first. Sprays alone usually leave growth in the wood grain and do nothing about the leak or the vent problem. Ask each company how it removes growth and what it does about the moisture source.
Does homeowners insurance cover attic mold from a roof leak?
It depends on the cause and your policy. The California Department of Insurance (Jan 2026) says mold is usually excluded, sudden and accidental water damage is typically covered, and damage from seepage or leaks is not. A slow roof leak that went unnoticed for months is often treated differently from storm damage. Check your declarations page and ask your insurer.
Do I need a permit to replace the roof after attic mold work?
Roof replacement is not eligible for the City of San Diego's No-Plan permit under Information Bulletin 203, so a re-roof follows the regular permit path. Small like-for-like repairs of $1,000 or less with no trade work are exempt. Other cities set their own rules, so check with your city or ask the roofer to confirm.
