How do I know if I have mold?
Look for a musty smell, dark or fuzzy spots, water stains, bubbling paint or soft drywall. In San Diego homes, common places are bathroom ceilings, closets on outside walls, window sills, under kitchen and bathroom sinks, and around AC vents. If you can see it, you usually don't need a test to confirm it is mold.
Can mold make you sick?
The CDC says that for some people, mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash, and that people with asthma or who are allergic to mold may have severe reactions. If anyone in the home has symptoms, talk to a doctor. This site does not give medical advice.
Is black mold worse than other mold?
Color doesn't tell you much, and the cleanup is the same: fix the water and remove the growth carefully. The CDC says that no matter what type of mold is present, you need to remove it. A large dark patch is treated like any other large mold problem, so focus on the size and the water source.
Can I clean mold myself?
Small spots on hard surfaces such as shower tile or a window frame are often a household cleaning job, as long as you fix the moisture. Moldy drywall or insulation, a large area, a musty smell with no visible source, or mold after flood water are reasons to get quotes from companies that contain the area while they work.
Cost and timing
How much does mold remediation cost in San Diego, CA?
Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026). Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000, and This Old House $1,200 to $3,750. These are estimates, not quotes. Try the cost calculator, then compare written quotes.
How much does a mold inspection cost?
Fixr's January 2025 national figures put an inspection with testing at $450 to $800, with an average near $500, and an inspection alone at about $300 to $600. One aggregator lists San Diego inspections at about $312 to $491 for a 500 square foot example (homeyou, Sep 2026). Ask what a test would change before you pay for one.
How long does mold remediation take?
It depends on the size of the area, how long drying takes, whether a plumber, roofer or HVAC company has to fix the water first, and whether testing, an asbestos survey or a permit is needed. Ask each company for a written schedule covering containment, removal, drying and clearance. See the process.
California rules
Do mold companies need a license in California?
California does not license mold inspection or remediation as its own trade, so checking credentials is up to you; the CSLB list of license classifications has no mold class. Repair work of $1,000 or more, or any job needing a permit, requires a CSLB contractor license. Also check IICRC or ACAC certifications and an insurance certificate.
Does California set safe mold levels?
No. The Toxic Mold Protection Act of 2001 asked the state health department to set exposure limits, but the department concluded in 2005 that science-based limits could not be set. There is no state health limit for indoor mold, so be wary of anyone who says a test shows your home passes or fails a California standard.
Does mold removal need asbestos testing?
Sometimes. In buildings with five or more units, San Diego County APCD Rule 1206 requires an asbestos survey before renovation and 10 working days' notice when 100 square feet or more is disturbed. Houses and buildings with four or fewer units are outside that rule, but older homes may still contain asbestos, so testing before tear-out is good practice.
Do I need a permit for mold work in San Diego?
Often not for small jobs. In the City of San Diego, like-for-like repairs of $1,000 or less with no electrical, plumbing or mechanical work need no building permit, and up to 100 square feet of drywall replaced as part of such a repair is exempt. Larger jobs need a No-Plan permit (IB 203). Historic homes are excluded. Elsewhere, check with your city.
Testing
Do I need mold testing?
Often not. The CDC does not recommend mold testing, and if you can see mold, it needs to be removed whatever the type. Testing can help when you smell mold but can't find it, when you are buying a home, or when a landlord, tenant or insurer disagrees about the problem. See inspection and testing.
Should the same company test and remove my mold?
California law doesn't stop it. Some owners still hire an independent inspector for the first look and for clearance after the work, so the person checking the job doesn't profit from it. If you use one company for both, ask how it will show the area is clean and dry before walls are closed.
What is clearance testing?
Clearance testing, also called post-remediation verification, is a check after the work and before walls are closed that the area is clean and dry. California does not require it. Ask who does it, what it costs and what result counts as a pass before you sign, since the state has no mold limits to measure against.
Leaks, floods and insurance
Does homeowners insurance cover mold in California?
Sometimes, depending on the cause. The California Department of Insurance guide (Jan 2026) says mold and flood are usually excluded, sudden and accidental water damage is typically covered, and water damage from seepage or leaks is not. Check your declarations page and call your insurer before tear-out. No one can promise coverage.
Does flood insurance cover mold after a storm?
Homeowners and renters policies generally do not cover flood (CDI). Flood needs a separate policy; NFIP coverage goes up to $250,000 for the structure and $100,000 for contents. On January 22, 2024, Lindbergh Field recorded 2.73 inches of rain and Chollas Creek flooded homes in Southcrest and Shelltown. See mold after a leak or flood.
Can I cancel a mold contract I signed at home?
Usually. Civil Code 1689.6 gives buyers of a home solicitation contract until midnight of the third business day to cancel, or the fifth for seniors. For repairs after a declared disaster, the window is seven business days. Contracts above $500 must be in writing (B&P 7159). Ask for the cancellation notice. Not legal advice.
Renters, landlords and condos
Is my landlord responsible for mold in California?
Visible mold can make a rental substandard when a health or code enforcement officer finds it (H&S 17920.3(a)(13)). Under Civil Code 1941.7, the landlord's duty to repair mold starts once the landlord has notice, so report it in writing with photos and keep a copy. Civil Code 1942.5 limits retaliation for 180 days. Not legal advice. See rental and condo mold.
Can I repair the mold and deduct it from rent?
Be careful. Civil Code 1942 allows repair-and-deduct only after notice and a reasonable time, only up to one month's rent, and no more than twice in 12 months, and not if the tenant caused the problem. Talk to a tenant-rights resource or an attorney first. In privatized military housing, start with your housing office. Not legal advice.
Who fixes mold in a condo, me or the HOA?
It depends on where the water came from and what your governing documents say. A leak from a common roof or pipe may be handled differently from a leak inside your unit. Check your CC&Rs, tell the association in writing, and talk to your insurer before work starts. Not legal advice.
